Misleading advertising, heavy construction dust, and unacceptable service for £232.76 per night.
Positive: We booked this apartment based on the photos shown on Booking.com, which clearly displayed a direct view of Burj Khalifa from the room. Upon arrival, we discovered that our room was facing the opposite side of the building and had no such view. When we raised this issue with the staff, we were told that the photos were taken from the pool area and are used only for advertising purposes. This is misleading and creates false expectations for guests when choosing the property.
Furthermore, there is major construction work taking place immediately next to the balcony. The level of construction dust was unacceptable. When we briefly opened the balcony door for fresh air, a significant amount of dust entered the room. My mother has respiratory problems, and the dust caused her breathing difficulties, creating a serious health concern.
We also washed clothes and left them to dry on the balcony, but due to the heavy construction dust, all the clothes became dirty again.
In addition, the bathroom sink was not functioning properly. The water did not drain and remained in the sink for a long time, which is clearly a maintenance issue that should have been resolved before guests’ arrival.
Before our arrival, I called the property to inform them that our flight would arrive earlier than the 3:00 PM check-in time. I politely asked whether it would be possible to leave one small hand suitcase at the reception or somewhere on the premises and then return at 3:00 PM for check-in. The request was refused. We were told that due to the “contract” this was not possible. Instead, they offered to arrange a paid taxi service from the airport, suggesting that the taxi driver could keep our luggage and bring it back later at check-in time. It felt unreasonable and unnecessary, especially since we only had one small carry-on bag. For comparison, the next day we stayed at another luxury apartment in a nearby building. Negative: I am submitting this as a formal complaint regarding my stay booked through Booking.com.
The apartment did not match the advertised photos, including the claimed view of the Burj Khalifa. There was heavy construction directly next to the balcony, causing large amounts of dust to enter the room, which created breathing difficulties for my mother. The bathroom sink was also not draining properly. For £232.76 per night, this standard is unacceptable.
After I posted my honest review, a staff member began contacting me repeatedly via WhatsApp and phone calls, pressuring me to delete the review. I was told he would lose his job and rating. Instead of addressing the problems professionally, they attempted to emotionally pressure me.
They offered 400 AED, then 500 AED, if I deleted my review. Later, they offered a free night in another “luxury apartment,” sending only a screenshot but no proper confirmation. The information provided was inconsistent, and the booking details changed. Because of this dishonest communication, I no longer felt safe or comfortable proceeding with their offer and informed them that I would not check in.
For nine days after checkout, they continued messaging me daily, asking me to remove my review. At no point did they properly acknowledge or take responsibility for the original problems. Instead, they tried to blame the apartment owner and avoid responsibility.
I have full evidence of all WhatsApp messages, calls, screenshots, and emails.
Due to misleading advertising, health concerns, maintenance issues, and repeated pressure to delete my honest review, I am formally requesting a full refund of the amount paid.
This behavior is not acceptable for a property operating through Booking.com.

Positive: Clean and spacious
Negative: It said pet friendly when booking but when I got confirmation it was not pet friendly so I had to put my dog in over night stay which made my stay more expensive as they wouldn’t give me a refund or help at all !!!!
